Who would start a business in 2020?

NJW Commercial was never something I always wanted to do. The truth is; had there been opportunity for promotion, further development and flexible working arrangements, I would have continued to be an employee for someone else. There was certainly never an intention to go and establish a business in time to be hit by COVID-19. Yet, here we are. Surviving and thriving.

 

Filled with nerves and excitement I softly launched NJW Commercial in January. It is no secret; I am following legal advice in establishing my business given I was employed in a similar Agent role locally for a number of years. It didn’t take long for the phone to start ringing and by February I was really hitting my strides.

 

I look back naively now at conversations I was having in February and early March with a Client who is based overseas. We would discuss the impacts of Coronavirus on the economy as it started to grip other countries and continents. We discussed how Australia had the benefit of geography as well as being able to see how other countries got containment wrong. Never, in my wildest imagination was I starting to think how this would impact me or NJW Commercial.

 

Along comes 23rd March 2020. It is etched in my memory. It is the date the Prime Minister announced further non-essential business closures. I remember a tenant phoning me that evening, it was late, both us were watching the same address and her business was now directly impacted. We both cried. She was devastated for her business. I was devastated for her. I had already had a tenant ask to put their new lease on hold and other tenants had reported downturns in trade. My gym had been forced to close. Cafes and other hospitality providers were trading as take away only. But this announcement on this night, suddenly seemed more serious.

 

The sentiment must have been the same for many as it was like someone turned the tap off. The phone stopped ringing with enquiry. The activity and juggling works and new leases all stopped. Instead I found myself juggling my children around work as I had pulled my two boys, ages six and three, from school and daycare.

 

Despite my birthday being in April, celebrating Easter and my husbands birthday in the same month, April very much felt like a non-event. I was fortunate, we negotiated a sale with a very quick settlement in the month of April which certainly kept my busy on a tight timeframe. But still, the phone was quiet and we were feeling our way through how to balance Landlord and Tenant rent expectations until the announcement of the Commercial Tenancies Code.

 

Out of the fog and it’s May. Our reward for being good at practicing Social Distancing and accepting we had to stay home was that someone turned the tap back on. Those leases we put on hold were wanting to rush on ahead, new tenant enquiries were coming through, tenant’s were told to prepare to reopen their doors – and they did.

 

June was much the same, in fact June ramped up until ten days out from the end of the financial year and things went back on hold. Fortunately, temporarily.

 

Who would start a business in 2020? It has been a roller coaster. My income statement is certainly a testament to this. But like most business owners, if we can get through this year, we are here for the long haul.

 

I write this while Victoria is in the grip of a second wave. I had a conversation with a tenant we are moving into a new space and we were discussing how people will react to a potential and dreaded second wave. I wont lie, I’m probably not as prepared as I should be for this possibility. I wasn’t ready the first time either and with the same determination and fortitude, I’ll ride the same roller coaster. Because the fact is, even given the highs and lows the first six months of 2020 brought; I wouldn’t be anywhere else. I am grateful I was not employed and had to worry about retaining my employment whilst worrying whether it was the right decision to leave my children in school. I am grateful every financial decision was in hand and solely up to myself and my husband to make. I am grateful that I was able to make the most of the quiet month of April and spend more time with my children and also upskill; completing my mandatory CPA points as well as my Business Broking qualification. With every set back comes opportunity.

 

Who would start a business in 2020? I would.
